Financial Administration · Assist the Trustees in the opening of a suitable account with a registered commercial bank, nominated by the Trustees and in the name of the Body Corporate (or HOA ), to facilitate the day to day running of the scheme. Trust accounts are not in our scope of operations · Prepare and distribute monthly levy statements · Prepare and issue arrears letters for recovering of outstanding levies and other amounts due · Collect outstanding arrear balances and other amounts due and hand defaulters over for legal action where necessary on the instruction of the Trustees · Verify and attend to payments via EFT on behalf of the Body Corporate/HOA · Prepare and submit financial statements to auditors on behalf of Trustees · Prepare the annual budget for consideration at a Trustees’ Budget meeting, and thereafter for the approval of the Body Corporate members at the AGM
Compliance Management We perform our functions and duties in terms of the Sectional Titles Act no. 95 of 1986, as amended (“The Act”), and · Assist Bodies Corporate and HOA with drawing up or amending and registering their Conduct Rules or constitutions · Ensure that all decisions, actions and resolutions comply with the provisions of “The Act” and other regulatory requirements
Project Implementation · Assist Bodies Corporate, Trustees and owners to draw up and manage special projects · Identify appropriate service providers and contractors
Facilities Management · Negotiate with professional persons, contractors, firms and other organisations for the drawing up of specifications (quotes) for maintenance or repairs or services to be rendered on common property on behalf of the Body Corporate · Identify needs or improvements applicable to cost effective maintenance
Assistance to Trustees and Owners · Assist Trustees and owners alike with regards to their respective rights and responsibilities · Facilitate prescribed, scheduled and ad-hoc meetings · Communicate the latest local and industry specific legislative changes |
